In short
Regaldi LLC is a Florida software company that gives title agents, attorney-agents and closers an AI assistant for the work around each file. Quarry gathers sourced encumbrance pre-screen evidence, Regaldi Studio prepares PDF and Word drafts and file work, and Legate handles intake and approved follow-through. A pre-screen is not a title search, examination or title opinion. Of the 43 recurring processes mapped for a title agency, Regaldi runs 19 with a person at the agency confirming, prepares 17 for the licensed agent’s decision, and leaves 7 with the licensed agent, closer or authorized signatory, including examination and insurability, issuing and countersigning, conducting the closing and releasing funds. Regaldi is not a title insurer or title agency, and only the agency’s authorized signatory releases a wire or check. Working files stay in the agency’s folder; content read for a task passes through Regaldi’s server to the AI provider.

The working folder
The assistant reads the contract, the supplied search package and the closing documents in the folder you choose, searches across them when a task needs it, and proposes each edit as a change for you to review.
- 02
The computer
With your permission it opens supported applications and your signed-in browser, clicks and types, and records each action. Every submission and outgoing action is confirmed by a person.

Your production system
No SoftPro, Qualia, ResWare or RamQuest connector. No underwriter-portal, e-recording or bank-wire connector. Your production system remains the system of record; staff use their authorized accounts.
Studio is a reading and drafting aid, not an examiner or a search service. Search material comes from the agency or its search provider. Your working files stay in your agency’s folder. Content the assistant reads for a task passes through Regaldi’s server to the AI provider, currently Anthropic or OpenAI. Conversation memory and uploaded attachments are stored on Regaldi’s server under written terms.

These are responsibility assignments, not 43 integrations, an automation percentage or a measure of time saved. Left off the map on purpose: AI or automated sales calls and texts to consumers without prior express written consent, anything of value to realtors, lenders or attorneys for referring orders, releasing or initiating any wire, issuing, countersigning or clearing title, and legal advice to the parties.
The decision stays yours.
The agent accepts, examines and decides. The closing professional conducts the closing. The authorized signatory controls disbursement. The underwriter keeps its underwriting decision and its limits, and the notary keeps identity and notarial duties. Title insurance may be sold only by a licensed and appointed title insurance agent (§626.8412, F.S.), and determining insurability, clearing requirements and issuing commitments and policies are primary title services (§627.7711(1)(b), F.S.).
Regaldi LLC is a Florida software company. It is not a title insurer, title insurance agent or title agency, is not appointed by any underwriter, and does not sell title searches, property information reports or title opinions.
-
07 Accept the file and assign the agent Licensed agent
§§626.8418, 626.8421, F.S.- What the rule places with the professional
- One licensed agent is in full-time charge of each agency office, and appointments run per insurer. The licensed agent accepts the file and decides who works it.
- What the system does around it
- The system shows the order, the pre-screen and any conflicts. The licensed agent accepts the file and assigns it.
-
15 Examination and insurability Examining agent
§§627.7711(1)(b), 627.7845(1), F.S.- What the rule places with the professional
- Determining insurability from the evaluation of a reasonable title search, under sound underwriting practices, is a primary title service. No commitment or policy issues before that determination.
- What the system does around it
- The system lays out the search, the pre-screen and the open items. It does not decide insurability or which exceptions to take.
-
16 Underwriter escalation Agent · Underwriter
§626.841; §627.778, F.S.- What the rule places with the professional
- Underwriting decisions and the limits of risk belong to the title insurer. The agent submits the escalation; the system does not contact the underwriter on its own.
- What the system does around it
- The system assembles the request and the documents. The agent submits it, and the underwriter decides within its own underwriting limits.
-
18 Issue and countersign Licensed agent
§§626.841, 626.8412, 627.7845(2), F.S.- What the rule places with the professional
- Only a licensed and appointed title insurance agent issues and countersigns commitments, endorsements and policies for the insurer. The evidence behind each determination is kept for at least seven years.
- What the system does around it
- The system records who signed, when and on which jacket. The authorized licensed agent issues commitments, endorsements and policies.
-
22 Clear requirements Examining agent
§627.7711(1)(b), F.S.- What the rule places with the professional
- Determining and clearing underwriting objections and requirements is a primary title service. A matching document found by the assistant does not clear a requirement.
- What the system does around it
- The system shows each requirement beside what was received and whether names, legal description and amounts match. The examiner clears it or keeps the exception.
-
29 Conduct the closing and notarize Closing agent · Notary
§117.05, F.S.; The Florida Bar v. McPhee- What the rule places with the professional
- The closing agent conducts the closing and the notary performs identification and notarial duties. Explaining the legal effect of documents to the parties is an attorney’s.
- What the system does around it
- The system prepares the packages and records who attended and what was signed. Legal explanations go to an attorney.
-
34 Authorize and release funds Authorized signatory
§626.8473(3)–(4), F.S.- What the rule places with the professional
- Trust funds are kept until disbursement is properly authorized and are used only under the closing instructions. Only the agency’s authorized signatory releases a wire or check.
- What the system does around it
- The system records who approved, when and against which statement. No wire or check is initiated, released or changed by the AI assistant.
Studio prepares records and worksheets. It never initiates, releases or changes a wire or check.
Disbursement only from collected funds, under written instructions, with the settlement-agent certification and the parties’ written approval (§626.8473, F.S.; 69O-186.008, 69B-186.008, F.A.C.). Before operational use, the title workspace runs with every send, submission and money step waiting for a person, and that setting is verified.
Your team verifies new or changed payee instructions through an independent channel and records the result. Studio and Legate help maintain your checklist and file note. Automated change detection and a dedicated callback feature are not built.
- A new or changed instruction arrives.
- A person calls a number obtained independently of the new message.
- The person records the result in the file note.
- The authorized signatory decides on release.
The AI assistant never sends, reads or confirms wire instructions by voice, text or unsecured email. The agency gives consumers a wire-fraud warning and keeps its response plan (ALTA Best Practices 5.0).
Attorney-agents also keep their Florida Bar obligations. Read Chapter 626, Part V, §627.7711, 69O-186 and 69B-186 in full. General information, not legal advice.
Responsibilities and limits
The limits each workflow keeps, by topic. Each process on the map links here.
Licensing and scopeCh. 626 Part V; §§626.841, 626.8412, 626.8417, 627.7711(1)(a), F.S.
Title insurance may be sold only by a licensed and appointed title insurance agent (§626.8412), and agents and agencies determine insurability and issue and countersign commitments and policies for the insurer (§626.841). Florida Bar attorneys in good standing are exempt from the agent license (§626.8417(4)) and keep their Bar obligations.
A nonlawyer agency prepares documents only as needed to close a transaction in which it issues the policy (§627.7711(1)(a); The Florida Bar v. McPhee). Deeds, novel instruments and explanations of legal effect go to counsel. Regaldi sells no title search or property information report to the public.
Search, examination and forms§§627.7711, 627.777, 627.7845, 627.796, F.S.
The agency obtains its own reasonable title search and makes the insurability determination; no commitment, endorsement or policy issues before it (§627.7845(1)). A policy may not be issued from a search by anyone other than a title agent or an insurer or agency employee unless that searcher carries the errors and omissions policy the statute requires (§627.796). Regaldi carries none, sells no searches, and its output is never the search a policy is issued from.
Commitment and policy text follows the examiner’s instructions on the underwriter’s approved forms (§627.777). The AI does not select requirements or exceptions.
County coverageQuarry coverage notes, October 13, 2026
Appraiser facts, entity status, flood information, lis pendens, code cases, violation liens and permits support the pre-screen, Miami-Dade first. Miami-Dade Official Records document access and the tax collector do not allow automated reading today. Deeds, mortgages, satisfactions and judgments come through the agency’s search provider or an authorized clerk workflow.
The appraiser’s owner field does not establish current legal ownership. Other county adapters exist but are not offered as verified coverage. Restored collection does not mean restored access to blocked records.
Rates and disclosures§§626.9541(1)(h)3, 627.780, 627.782, F.S.; 69O-186.003(11); 12 CFR 1024.15; 12 CFR 1026.19(f)
Agent-approved quotes use the adopted premium, reissue credit where the prior policy is supplied, and search, examination and closing charges stated separately and at least at cost. No rebate or discount off the premium.
The lender keeps responsibility for the Closing Disclosure and its three-business-day delivery; where its title premium differs from the Florida premium, a written cost comparison is given (69B-186.008(6)). The affiliated-business disclosure, its charge estimate, timing and no-required-use terms stay under counsel review, and no seller may require the buyer to use a particular title company (RESPA §9).
Escrow and disbursement§626.8473, F.S.; 69O-186.008; 69B-186.008, F.A.C.
Staff confirm the bank credit. Trust funds stay in a qualifying Florida institution, separately recorded, and are used only under the closing instructions. Disbursement follows the collected-funds rule and its reviewed exceptions, not a generic “deposit received” badge.
Written approval of all buyers, borrowers and sellers and the settlement-agent certification on form DFS-H1-2146 come before disbursement. Studio prepares records and worksheets. It never initiates, releases or changes a wire or check.
Reconciliation and remittance69O-186.009; 69O-186.003(9)(c), F.A.C.; §§627.7773, 627.782(8), F.S.
Monthly three-way reconciliations are prepared from agency exports for the agent’s review and reported monthly to each title insurer. Retained premium is remitted at least monthly. Annual forms accounting and the May 31 data call stay with the responsible agency and insurer. No universal annual CPA audit requirement is claimed.
Notarization and recording§§117.05, 117.245, 117.265, 695.26, F.S.
The closer and the notary perform their acts. Remote online notarization uses a notary physically in Florida, identity proofing, credential analysis and a recorded session; Regaldi does not provide it. Staff submit through the agency’s e-recording account and verify county requirements and the applicable taxes; there is no connector.
Record retention§627.7845(2), F.S.; 69O-186.009(2); 69B-186.008; §117.245(4), F.S.
Search and insurability evidence and the actual premium: 7 years. Form DFS-H1-2146: 5 years at the agency. Reconciliation reports: 5 years at the insurer. File ledger cards: 3 years at the agent. Remote notarization journals and recordings: 10 years at the notary. Holds and contract requirements still apply, and they are separate from how long Regaldi keeps a chat or an upload.
Privacy and securityGLBA; 16 CFR 314; §501.171, F.S.
Settlement agents are financial institutions under GLBA. The agency keeps its privacy notices and its written information security program under the FTC Safeguards Rule: risk assessment, encryption, multi-factor authentication, service-provider oversight and reporting, with a named Qualified Individual. Some parts do not apply below 5,000 consumers; the rule as a whole still does.
The FTC is notified within 30 days of discovering an event affecting 500 or more consumers, as applicable. Under §501.171 a third-party agent notifies the agency no later than 10 days, and the agency gives its own 30-day notices. These are the agency’s responsibilities, not certifications about Regaldi.
Wire fraudALTA Best Practices 5.0, 2.G.1, 2.G.2, 2.K
Your team verifies new or changed payee instructions through an independent channel and records the result. A person calls a number obtained independently of the new message. The agency warns consumers about wire fraud before they send money and keeps a written response plan.
The AI assistant never sends, reads or confirms wire instructions by voice, text or unsecured email. Automated change detection, a callback feature and a verified-payee status are not built. No Florida wire-fraud statute for title agents was found; the practice comes from ALTA and the underwriters.
FinCEN reporting31 CFR 1031.320
The research records the Residential Real Estate Rule as vacated, with an appeal pending, and the earlier Geographic Targeting Order as expired as far as found. Reports are not described here as currently required or as abolished for good. Anti-money-laundering automation is not part of this offer; applicable law is rechecked before any deployment claim.
Calls, texts, email and reviewsTCPA; FCC 24-17; §§501.059, 501.616(6), 934.03, F.S.; CAN-SPAM; 16 CFR 465
AI marketing calls and automated marketing texts require prior express written consent on both tracks (TCPA; FCC 24-17; §501.059(8)(a), F.S.). An inbound call, a text, a public phone number or an approval inside the workspace is not that consent. National, Florida and internal do-not-call checks; 8 a.m. to 8 p.m. at the recipient’s location and no more than three calls in 24 hours on the same subject (§501.616(6), F.S.); STOP and revocation honored promptly; every party’s consent before recording. Business mobile numbers are not exempt.
Inbound AI identifies itself as automated and not a licensed title agent. CAN-SPAM applies to business email too: accurate agency identity, a valid postal address, advertising identification where required, and an opt-out honored within 10 business days, with immediate suppression as the operating policy. Clients write their own reviews; none are fabricated, purchased or incentivized.
Referrals and inducementsRESPA §8, 12 U.S.C. §2607; 12 CFR 1024.14; §626.9541(1)(h)3, F.S.; 69O-186.003(11)(c), 69B-186.010, F.A.C.
No free Quarry reports, leads, mailing lists, referrer advertising or below-cost services in exchange for orders. Education must be open to all, not conditioned on referrals, and must not pay a referrer’s expenses. Continuing-education admission stays at fair market value.
Regaldi charges fixed fees for software and services. No fee is tied to orders, closings, policies, premium or referrals. Flat fees do not by themselves make an inducement or referral arrangement lawful.
Points the research could not confirmMarked secondary or unverified in the research
Estoppel and satisfaction timelines, the custom on who chooses the title agent in a sale contract, the renewal status of targeting orders and related legal negatives are kept at their secondary or unverified status.
