Your design. Your decision. The project record, in order.

An AI assistant for Florida architecture firms. Studio prepares the documents. Quarry gathers the existing record. Legate keeps approved follow-through moving. You design, decide, sign and seal.

System-run work includes human confirmation, approval or sending. Business decisions stay with the firm’s principal.

Footage of people is AI-generated and illustrative. Product screens are faithful recreations of Regaldi interfaces on fictional demonstration data.
Film transcript

Before the design, there is a building, a brief, and a record to understand.

Studio turns the city's deficiency notice into a comment log and response letter, in PDF and editable Word. Your AI assistant prepares. The architect reviews and decides. For a client you already serve, Quarry gathers the building's recorded history. Sources, dates and gaps stay visible. Permit coverage is unincorporated Miami-Dade and City of Miami. Regaldi runs eighteen of forty-four recurring processes, prepares sixteen for the licensed professional's decision, and leaves ten with them. System-run work includes human confirmation. Business decisions stay with your principal.

Studio for documents and review notes. Quarry for records. Legate for inquiries and approved follow-through. AI calls need prior express written consent. Regaldi charges a flat fee, with nothing tied to selection or contract awards. You design, decide, sign and seal. Your seal stays under your sole control. Your assistant keeps the record organized.

In short

Regaldi LLC is a Florida software company that gives architecture firms an AI assistant for the project record around the design. Regaldi Studio prepares plan-review comment logs, response drafts and project documents in PDF and Word, Quarry gathers the existing record for a property with its sources and gaps, and Legate keeps approved follow-through moving. Of the 44 recurring processes mapped for an architecture firm, Regaldi runs 18 with a person at the firm confirming, prepares 16 for the architect’s decision, and leaves 10 with the architect or principal, including fee and scope, design decisions, code and zoning determinations, and signing and sealing. Regaldi holds no architecture license and never uses a seal. Files stay in the firm’s working folder; content read for a task passes through Regaldi’s server to the AI provider, currently Anthropic or OpenAI. Work starts with one workflow and a written scope.

Turn the deficiency notice into organized work.

Studio prepares a comment log and response letter in PDF and editable Word from the city’s notice and your exported project files.

The architect decides the response and any design change. Each draft stays subject to review and adoption.

The notice’s receipt date and the applicable revision deadline are shown with their source (§553.792(1)(f), F.S.). Not every review letter starts the same statutory clock, and drafting does not obtain a permit.

Keep the record behind your decisions.

Studio organizes meeting minutes, communications, research, staged design files and review notes across the life of the project.

  1. 01 · Studio Meeting Minutes with date, attendees and the source recording, made only with every participant’s consent.
  2. 02 · Architect Decision The architect’s decision, identified as the architect’s.
  3. 03 · Studio Review note Reviewer, date, source and the unresolved action.
  4. 04 · Studio Project record Filed under the firm’s retention plan and holds; sealed files kept unchanged.
Illustrative workflow Each document keeps its date, author or reviewer, source and unresolved action. The architect’s own sketches and observations stay identified as theirs.

Rule 61G1-23.015 identifies these records as evidence of responsible supervising control. Your supervision remains personal and undelegable.

Recordings require every participant’s consent. The assistant does not invent site observations, substitute a log for supervision or promise protection from a complaint. Retention follows the firm’s plan and applicable holds; no fixed Board retention period is asserted.

Your judgment. Your signature. Your seal.

Only the architect designs, makes code and zoning determinations, signs and seals.

Regaldi LLC is a Florida software company. It holds no architecture license and does not practise architecture or engineering. Its AI assistant never calls itself an architect. Prepared work remains inside the firm’s supervised workflow. The architect reviews, modifies, approves and adopts it as appropriate.

  • Personal supervising control

The architect directs and reviews the work personally; the record shows that participation, it does not replace it.

  • Review and adoption

Every prepared draft is reviewed, modified, approved and adopted by the architect, or set aside.

  • Seal under sole control

The seal and digital signature stay with the architect alone; the system never holds or applies them.

The system never stores, forwards or applies the architect’s seal or digital signature, never holds the signing certificate, and never edits a sealed file. The architect alone controls signing and sealing. The architect releases the sealed set; the firm or contractor submits under its own login.

Studio works with the PDFs and files your firm exports. Drawing checks are text-level checks. It does not measure vector geometry or dimensions, mark up the PDF, drive drawing applications or provide a CAD/BIM connector. There is no permit-portal adapter or agreement e-signature connector. Browser actions use approved access and each submit requires confirmation.

    Ch. 558, F.S.
What the rule places with the professional
Chapter 558 notices, claims and Board complaints go to the principal and counsel, with dates tracked from the actual matter.
What the system does around it
The system records the evidence and the applicable deadlines. The principal and counsel handle claims, Chapter 558 notices and Board complaints.

Read Chapter 481, Part I, §481.223, Rule 61G1-23.010, Rule 61G1-23.015 and Rule 61G1-16.005 in full. The client keeps direct access to the architect. General information, not legal advice.

Responsibilities and limits

The boundaries each workflow keeps, by topic. Each process on the map links here.

Responsible supervising control§§481.203, 481.223, F.S.; Rules 61G1-23.010, 61G1-23.015, F.A.C.

Regaldi LLC holds no architecture license and does not practise architecture or engineering, and its AI assistant never calls itself an architect. Prepared work stays inside the firm’s supervised workflow; the architect reviews, modifies, approves and adopts it as appropriate, and supervision remains personal and undelegable. The client keeps direct access to the architect.

Rule 61G1-23.015 names project records as evidence of responsible supervising control: agreements, meeting records, communications, research, design sketches and review notations. The assistant does not invent site observations, substitute a log for supervision or promise protection from a complaint. Existing statutory exemptions for some buildings do not create an AI practice exemption; where an architect’s seal is required, the supervising-control rules apply.

Signature and seal§481.221, F.S.; Rules 61G1-16.003, 61G1-16.005, F.A.C.

The system never stores, forwards or applies the architect’s seal or digital signature, never holds the signing certificate and never edits a sealed file. The architect alone controls signing and sealing. The architect releases the sealed set; the firm or contractor submits under its own login.

Files and drawingsProduct scope, October 14, 2026; Rule 61G1-16.004, F.A.C.

Studio works with the PDFs and files your firm exports. Drawing checks are text-level checks: title-block fields, sheet references and dates. It does not measure vector geometry or dimensions, mark up the PDF, drive drawing applications or provide a CAD/BIM connector. There is no permit-portal adapter or agreement e-signature connector. Browser actions use approved access and each submit requires confirmation.

Existing-conditions researchQuarry coverage notes, October 14, 2026

Research for an existing project: not a survey, zoning determination, title search or engineering opinion, and an empty result does not prove that no record exists. Permits: unincorporated Miami-Dade and the City of Miami. Code and building violations: unincorporated Miami-Dade. Recertification: City of Miami, per parcel. Other cities require the firm’s own portal research.

Inspection feeds carry failed or correction-required results without a folio, and violation liens also lack one; neither is attached to a parcel without a checked match. Recertification status may be years old, so event and observation dates stay separate, and a daily collection run does not make the underlying record current. Planning applications and milestone-inspection status are not collected; flood zones, setbacks, zoning interpretation, surveys and old drawing retrieval are not Quarry capabilities. No owner outreach list is built from violations, unsafe structures, failed recertifications, special assessments or storm damage.

Permits, plan review and code editions§§553.73, 553.79, 553.792, F.S.

The architect decides the response to a plan-review notice and any design change; drafts stay subject to review and adoption. The receipt date and the applicable revision deadline are shown with their source, and not every review letter starts the same statutory clock. Drafting does not obtain a permit.

The edition of the Florida Building Code in effect on the date of application governs the permitted work. Studio keeps the jurisdiction, application date and code-edition record together; the architect determines the provisions that apply. Energy and accessibility work is document assembly and consistency checking, without compliance calculations or scope determinations.

Agreements, conflicts and specifications§§558.0035, 725.08, 287.055(6), F.S.; Rule 61G1-12.001, F.A.C.

Conflicts need the architect’s review and written disclosure where they apply. The principal chooses consultant scopes and agreement terms, using the firm’s own forms. Where the firm uses §558.0035 language its prominence and formatting are kept; public-agency terms keep the §725.08 limits and the §287.055(6) clause. Copyright and license provisions go to the principal, with counsel as appropriate.

Specifications use the firm’s masters and the architect’s chosen products, with no undisclosed supplier consideration or contractor gratuity. Engineering beyond purely incidental services stays with the appropriately licensed professional.

Construction administration§481.203(2), §553.79, F.S.

Threshold-building structural inspection plans and sealed code statements belong to the responsible architect or engineer. Submittal actions, payment certification, completion determinations, and scope, cost and time judgments stay with their responsible people. A software review is not professional approval, and field reports are drafted only from the architect’s actual observations.

Advertising and portfolio§481.225(1)(f), F.S.; Rule 61G1-12.001(2), (3), F.A.C.

The qualifier’s license number belongs in firm advertising, and the firm’s name is used with “architect”, “architecture” or “architectural”. The firm’s role in past work is not exaggerated and no outcome is promised. A photograph of publicly visible architecture and the photographer’s rights are separate questions; actual project images are used with rights cleared.

Calls, texts and emailTCPA; FCC 24-17; §§501.059, 501.616(6), 934.03, F.S.; CAN-SPAM

AI or automated voice calls and automated texts require prior express written consent; an inquiry, a public listing or an existing business relationship alone does not replace it. The assistant discloses that it is automated. National, Florida and internal do-not-call lists are checked, calls stay within 8 a.m. to 8 p.m. at the recipient’s location and Florida’s frequency limits, recording requires every party’s consent, and STOP and revocation are honored promptly. No cold AI calls.

Email uses accurate sender details, the firm’s postal address and a working opt-out honored within 10 business days, with immediate suppression as the operating policy. The firm approves outgoing messages and truthful advertising.

Referrals and public pursuits§287.055(6), F.S.; Rule 61G1-12.001(6)(b), F.A.C.; §720.3033(3), F.S.

Regaldi charges a flat fee for software and services and pays and takes nothing for referrals. Nothing depends on selection, professional fees, project wins or public-contract awards. No bribe, commission or gift to obtain selection, and association officers and managers receive no kickbacks.

Public pursuits stay inside the firm: Studio prepares the firm’s own qualifications materials, and the principal decides and submits. Regaldi is not retained to solicit or secure a public contract. Selection follows qualifications, with compensation discussed during competitive negotiations. Flat fees do not remove the separate restriction on retained solicitors.

Licenses and firm qualification§481.219, F.S.

License tracking uses the firm’s qualification with the Board and actual registry records. The 30-day change notifications and the 60-day sole-qualifier replacement rule are kept distinct. Continuing-education quantities in the research are secondary evidence and are not presented as a verified renewal rule. Consultant checks use the licensing board of each profession: FBPE for engineers, and FDACS for surveyors and mappers (§472.007, F.S.); a missing result proves nothing by itself.

Claims, complaints and collectionsCh. 558, F.S.; §95.11(3), F.S.

Claims, Chapter 558 notices and Board complaints go to the principal and counsel, with notice, inspection and response dates tracked from the actual matter. Limitation and repose periods do not set a universal deletion schedule; retention and litigation holds follow the firm’s plan. Payment follow-up complies with applicable collection rules: no harassment and no invented debt consequence.

Data and confidentiality§119.071(3)(b), F.S.; Rule 61G1-12.001(6)(h), F.A.C.

Files stay in the firm’s working folder, and the firm chooses the folders and supported accounts the assistant may use. Content the assistant reads for a task passes through Regaldi’s server to the AI provider, currently Anthropic or OpenAI; conversation memory and uploaded attachments are stored on Regaldi’s server under written terms covering access, retention and deletion.

One firm’s drawings are never used for another firm. Client confidences are preserved, and agency-provided exempt plans keep their exempt status. Keeping sealed files as unchanged project records grants no access to signing credentials. No local-only processing, zero-retention, certification or SOC 2 claim.

Assumptions editable

These defaults are assumptions for illustration, not measurements of any firm. The share is editable and is only an initial process-count assumption; individual processes take different amounts of time. Headcount changes the comparison, not the workload.

Estimate

≈ 25.5 modeled hours per week

About 8.0% of 320 team hours a week under the comparison assumption. Workload selected for evaluation: about 10.4 hours.

(5 inquiries × 20 min + 10 projects × 120 min) ÷ 60 + 4 review rounds × 12 ÷ 50 weeks × 4 h = 25.5 hours a week; × 40.9% = 10.4 selected for evaluation

An estimate from the assumptions shown, not a measurement of your firm or a promise of time saved, staffing reductions, permits or new projects.
