Film transcript

Before you set the bid, know what you are buying, and what still needs checking.

Quarry brings foreclosure dates, tax-deed sales, and bank-owned inventory into your research, with the official source linked.

Review parcel facts and encumbrances with sources and gaps. A value range needs evidence. When evidence runs out, Quarry says so.

Every scenario input stays visible. In Studio, your AI assistant prepares the brief as PDF and editable Word, ready for your review.

Out of thirty-nine recurring processes, Regaldi runs twenty-one with your confirmation, prepares eleven for your decision, and leaves seven with licensed professionals. Every process names its tool.

Owner calls stay personal. AI calls only with prior written consent.

Quarry for research. Studio for preparation. Legate for approved follow-through.

The record is organized. The assumptions are visible. The decision stays with you.

In short

Regaldi LLC is a Florida software company that gives real-estate investors buying for their own account an AI assistant for research and the deal file. Quarry researches auction calendars and sourced parcel records, Regaldi Studio prepares what-if scenarios with visible assumptions and the deal file in PDF and Word, and Legate organizes approved follow-through. Of the 39 recurring processes mapped for an investor in the current scope, Regaldi runs 21 with a person confirming, prepares 11 for the investor’s decision, and leaves 7 with the investor or a professional, including the title search and legal opinion, setting and placing the bid, negotiating and signing, and choosing financing. Regaldi holds no real-estate, mortgage, title or securities license and takes no share of any deal. Files remain in the working folder; text used for a task is processed by Anthropic or OpenAI through Regaldi’s server. Work starts with one workflow and a written scope.

Start with the public inventory.

Quarry brings foreclosure and tax-deed dates, bank-owned listings and new lis pendens into your research workflow.

Scheduled auctions

Foreclosure and tax-deed sales with the county-local sale date, the opening bid only where the source publishes it, and the source and observed date.

The clerk’s site controls the date, status and terms.

Bank-owned inventory

HUD, Fannie Mae and Freddie Mac listings matched to the parcel, with status changes.

REO is inventory, not a court auction. Offers go through the listing broker.

New lis pendens

Cases linked to parcels with an appraiser value, with the case link.

The appraiser value is not equity. Lands available are a separate, explicit search.

Official sources control sale dates, status and terms. A listed date does not confirm a future sale. Past auction results, winning bids and buyers are not available here.

Miami-Dade in depth first. Other counties are agreed by source and coverage. Buy-box searches and watches send matches only to destinations an administrator confirmed; individual records can lag their source.

Bring the sources into the decision.

Review parcel facts, flood information, permits, code cases and recorded claims, with their dates, links and gaps.

RecordObservedLinked byNeeds verification
Flood zone FEMA map, date shown Parcel Confirm with the survey and insurer
Code case County records, date shown Folio on the record Closed on the source; not a title conclusion
Open foreclosure Clerk records, date shown Auction-parcel link No release observed; not a payoff figure
Recorded liens Clerk records Name-based lead Verify: a name match is not ownership
Tax status Not collected None Gap: check with the tax collector
Illustrative workflow on fictional records. No owner, address, folio or case number is shown. Parcel-linked records and name-based leads are kept apart.

Public-record research, not a title search, title commitment, survey or legal opinion. A name match does not establish ownership. No result does not mean no record exists.

Miami-Dade parcel tax status is unavailable. Some recorded and federal liens cannot be linked to a parcel. Name-based records require verification. An open record means no release or closing was observed, not a verified unpaid balance, and a judgment amount set against a value is never called equity: there is no equity model.

A supported range. An honest stop.

Quarry shows eligible recorded transfers, exclusions and confidence. When the evidence is insufficient, it leaves the value open.

Range with sources

  • Eligible recorded transfers listed with date and distance
  • Exclusions counted with their reasons
  • A range with its as-of date and confidence reasons

Recorded transfers are not verified as arm’s-length sales.

Insufficient evidence

  • Fewer than three eligible recorded transfers
  • No figure is published
  • The value stays open for the investor and the professionals

At least three eligible recorded transfers required.

Recorded transfers are not verified as arm’s-length sales. A value range is not an appraisal or an offer recommendation. No MLS access, rent estimate, repair estimate or equity model is claimed.

See every assumption before you choose a number.

Enter purchase, closing, repairs, holding, resale and selling costs. Quarry computes the scenario you asked for.

Illustrative what-if scenario. Omitted costs default to zero. Add financing, taxes, insurance, utilities, carrying costs and contingencies to the appropriate inputs before relying on the calculation. No profit, return or bid outcome is promised.

The resale figure is a user assumption, not any lot’s valuation. No annualized return, recommended bid or verdict.

Turn the research into work you can review.

Studio prepares a bid brief, lender package or closing checklist in PDF and editable Word. Legate keeps the agreed tasks and replies organized.

  • Bid brief Facts, the encumbrance pre-screen, the range or its refusal, the scenario and the open items for one lot.
  • Lender package Supplied facts, photos, budget and draw receipts for a lender the investor works with.
  • Closing checklist Title, lender, insurance and HOA items with who owes each one.
  • Partner report Costs, status and documents for existing partners. Not an offering document.
demo-investor-brief.pdf demo-investor-brief.docx
Illustration of a brief’s structure, not a product export. Supported computer use can check a source or download a document in your browser; it never clicks, submits or confirms a bid.

You set the bid, make offers, sign contracts and control funds. Title and legal conclusions stay with the appropriate professional.

Regaldi LLC is a Florida software company, not a broker, lender, title agent, law firm or investment adviser. Regaldi holds no real-estate, mortgage, title or securities license.

  1. 15

    Title search and legal opinion

Ch. 626, Part V; legal practice
Who acts · Attorney or title agent
A title search, title commitment or title opinion is title-agent or legal work. Quarry’s reading of public records is not a title search, and the investor engages the professional.
    The file work around it
The system orders nothing on its own. It prepares the lot packet and the open questions for the title agent or attorney the investor engages.
  2. 16

    Set and place the bid

    §45.031; §197.542, F.S.
    Who acts · Investor
The bid is the investor’s. Deposits and balances follow the clerk’s terms, and many auction sites restrict automated use, so the bid is set and placed by hand.
    The file work around it
The range, the scenario and the open items sit side by side. The investor sets the number and bids manually; no automated placement or confirmation, even with an approval click.
  3. 20

    Negotiate and sign

    §475.01(1)(a); §475.42(1)(a), F.S.
    Who acts · Investor
An investor signing for its own account needs no license. Marketing a contract or another person’s property for compensation does; assignment and wholesaling are not an exemption from brokerage rules.
    The file work around it
The system keeps versions and the deadline list. Contracts and assignments are the investor’s, with licensed representation where the law requires it.
  4. 24

    Choose financing

    Ch. 494, F.S.
    Who acts · Investor
Financing is the investor’s decision with the lender. Arranging loans for others for compensation requires a mortgage license.
    The file work around it
The system lays term sheets the investor received side by side. The investor and the lender decide and sign.
  5. 26

    Raise pooled capital

    Ch. 517, F.S.
Who acts · Investor with counsel
Pooling money from investors is a securities matter under federal law and chapter 517. It belongs with securities counsel; reports to existing partners are not capital-raising material.
    The file work around it
Not done by the system. Securities counsel and the responsible people handle it; Regaldi gives no securities advice and does not fundraise.
  6. 33

    Select tenants

    42 U.S.C. 3604; §760.23, F.S.
    Who acts · Investor
The owner applies written criteria the same way to every applicant, decides, and handles adverse-action notices under the screening-report rules. No protected-class preference or proxy.
    The file work around it
The system keeps the record of the written criteria the owner set. The owner decides and handles adverse-action notices.
  7. 42

    Owner calls and texts

    47 U.S.C. 227(b); FCC 24-17; §501.059
    Who acts · Investor
An AI or prerecorded voice is an artificial voice, and automated calls and texts need prior express written consent. Calls offering to buy are treated as sales calls; the investor dials personally after the do-not-call checks.
    The file work around it
The investor dials personally. The system checks the number against the national, Florida and internal do-not-call lists, keeps the hours and records the result. No AI cold prospecting.

Put your workload on the page.

Use your own volumes and assumptions to choose a first workflow.

Assumptions editable

These defaults are assumptions for illustration, not measurements of any investor. A month counts as 4.33 weeks. No share of processes is applied: a share of processes is not a share of working time.

Modeled administrative workload

≈ 29.9 hours a week

Research 15.0 h · bids 5.5 h · acquisitions 5.0 h · rentals 4.3 h a week. Choose one workflow from it and measure that one with your team.

(30 lots × 6 min + 8 deep dives × 90 min) ÷ 60 + 6 bids × 4 h ÷ 4.33 + 10 acquisitions × 25 h ÷ 50 + 12 units × 1.5 h × 12 ÷ 50 = 29.9 hours a week

An estimate from the assumptions shown, not measured performance or a promise of time saved, staffing reductions or investment results. A share of processes is not a share of working time.

  • AI calls and texts

AI voice calls and automated texts require prior express written consent, and the assistant says it is automated. Requested service replies stay within the request. Autonomous cold dialing stays off in investor workspaces. 47 CFR 64.1200

  • Before any call

National, Florida and internal do-not-call lists checked; 8 a.m. to 8 p.m. at the recipient’s location and no more than three calls in 24 hours on the same subject, as conservative operating limits. Whether Florida’s commercial-seller rules reach purchase offers is for counsel; the page claims no exemption. §501.616

  • Stop and recording

Revocation or STOP ends contact at once. A call is recorded only with every party’s consent. §934.03

  • Email and mail

Accurate headers and sender identity, advertising identification where required, a physical postal address and a working opt-out, honored within ten business days with immediate suppression as policy. Postal campaigns carry the same truthful identity. CAN-SPAM

  • Owner contacts

Owner phone numbers come only from the investor’s own provider files, joined to the exact parcel with an independently checked name. Regaldi has no built-in skip tracing, and a vendor do-not-call flag does not replace current checks or consent.

Keep each decision with the right person.

Regaldi prepares the record. You and your professional team own the decisions.

Licensing
Investing for your own account is distinct from acting for another for compensation (§§475.01, 475.42). The own-property exemption in §475.011(2) does not cover a sales agent paid per transaction. Marketing another person’s property for compensation, professional loan arranging and title work stay with appropriately licensed parties.
Decisions
The investor sets bids, negotiates, signs, finances, controls funds, chooses tenants and decides to hold or sell. Attorneys and title professionals own legal and title opinions. Software does not make these decisions, move money, place bids, file or serve possession actions, or raise pooled capital.
Owners in foreclosure
No buy-back or lease-back pitches to owners in foreclosure. Florida treats a retained-interest deal with such an owner as a foreclosure-rescue transaction with its own written-agreement, cancellation and pricing limits and penalties (§501.1377). That is a matter for counsel, never a template or an automated workflow.
Rentals
Fair housing applies to statements, audiences, listings and replies: no protected-class preference, proxy or demographic targeting. Written criteria are applied the same way; the owner makes tenant decisions. Screening reports, chapter 83 notices and deposits, tenant protections and possession remedies need professional review.
Funds and checks
Pooled investment and transaction-reporting obligations belong with your counsel. Regaldi provides no securities, tax or legal advice. Sanctions screening stays a manual check in the browser; there is no automated KYC or OFAC clearance.
AI identity
An AI assistant that communicates with owners, partners or tenants identifies itself as automated. Outputs and source dates are reviewed by a person.

Surplus recovery is not offered.
