The inspection takes your judgment. The work around it takes a system.
Quarry gathers permits, inspection records, violations, liens and ownership facts, with sources to verify. Sales history comes from your own sources. Quarry's sale fields are incomplete. In Studio, your AI assistant prepares the Subject Property Data Packet and Workfile Index as PDF and editable Word. Sources and missing records stay visible. Legate keeps revision requests beside your pending responses. You decide what changes. The system never holds or applies your signature. Regaldi runs twenty-one of forty-five recurring processes, prepares thirteen for the licensed professional's decision, and leaves eleven with them. System-run work includes human confirmation. Every workflow has a clear owner. Panel applications. Private clients who ask. Attorneys, CPAs and planners. No AI cold calls, distress targeting or referral payments.

In short
Regaldi LLC is a Florida software company that gives residential and small commercial appraisal firms an AI assistant for the work around each assignment. Quarry gathers sourced property records, Regaldi Studio prepares PDF and Word workfiles and revision responses, and Legate keeps approved follow-through moving. Of the 45 recurring processes mapped for an appraisal firm, Regaldi runs 21 with a person at the firm confirming, prepares 13 for the appraiser’s decision, and leaves 11 with the appraiser, including comparable selection, the inspection, reconciliation and value, and the certification and signature. Regaldi never produces a value opinion and is not an appraiser or an appraisal management company. Files stay in the firm’s working folder; task content passes through Regaldi’s server to the AI provider, currently Anthropic or OpenAI. Each engagement starts with one workflow and a written scope, and the appraiser reviews every draft before it is relied on.

Put the source beside the fact.
Quarry gathers parcel facts, permits, failed inspections, code and building violations, recorded liens, and available ownership facts for the appraiser to verify.
- The failed inspection and the lien carry no folio in their feeds; a person verifies the address or the name before relying on them.
- Tax status: source unavailable. Ownership facts are the recorded owner field, never a verified chain of title.
Bring your sales evidence. Keep your judgment.
Sales history comes from the appraiser’s own sources. Quarry sale fields are incomplete.
- 01 · The firm Firm’s authorized sources Sales and listing records the firm is permitted to use.
- 02 · Appraiser Appraiser verification Three-year sales history, current agreements, options and listings.
- 03 · Studio Workfile Candidate transfers organized with exclusion reasons and gaps, never presented as selected comparables.
The appraiser verifies the subject’s three-year sales history, current agreements, options and listings, and selects comparables. Recorded transfers may have month-only dates and are not verified as arm’s-length.
No MLS connection. The firm supplies its own listing and sale records under its permissions. Condition, concessions, listing status and days on market are never inferred from county transfers, and nothing is selected automatically.
No Quarry value estimate, automated range or price figure is used or shown. The appraiser forms the opinion of value.
A sourced packet. A workfile you can follow.
Studio produces the Subject Property Data Packet and Workfile Index as PDF and editable Word, ready for your review.
Prepare engagement letters, descriptive drafts, checklists and revision responses. Work in your folder and supported applications, with confirmations before outgoing actions.
- Engagement letters Designation and number carried in; noncontingent terms for the chief appraiser.
- Descriptive drafts From verified notes and packet facts, for the appraiser to rewrite.
- Checklists Inspection access notes and the report consistency list.
- Revision responses Factual drafts from the workfile; the appraiser decides every change.
Descriptive drafts require appraiser review. Only approved descriptive fields are entered into the firm’s report software, on its screen, with confirmation. The appraiser controls analysis, adjustments, certification and signature.
This is computer use configured per firm, not a report writer, native portal connector or form integration.
Every request. One clear next step.
Keep the lender’s revision requests, source, due date and the appraiser’s pending response together.
The appraiser decides whether a correction or reconsideration changes the report. No one else alters the completed appraisal. The system never holds, applies or reproduces the appraiser’s signature or seal.
45 recurring processes. Responsibility at every step.
21 run with human confirmation. 13 prepared for the appraiser’s decision. 11 retained by the professional. Every system-run and prepared cell names its tool; professional-only cells name the person.

Responsibilities and limits
Supervision, records, independence, confidentiality and contact rules, by topic. Each process on the map links here.
Regaldi does not appraise§475.612(1), (3), (7), F.S.
Regaldi LLC is a Florida software company. It holds no appraiser credential, issues no appraisal or evaluation, and gives no opinion of value. Nothing the system produces is an appraisal, and no Quarry value estimate, range or price figure is shown on this page or in its film.
The appraiser decides§§475.611(1)(a), 475.612(1), F.S.; rule 61J1-4.010, F.A.C.
Accepting the assignment and its scope, the inspection, comparable selection, adjustments, highest and best use, reconciliation, the value opinion, the certification and the signature stay with the credentialed appraiser, and with the supervisory appraiser for trainee work. The system gathers, drafts, schedules, checks and records.
The signature stays with the appraiser§475.614(2), F.S.
The system does not hold, apply or reproduce an appraiser’s signature or seal. Approved descriptive fields may be entered on the firm’s screen with confirmation; value, adjustments, certification and signature are never touched, and there is no native report or form adapter.
Independence12 CFR 1026.42(c); §§475.624(17), 475.6245(1)(s), (t), F.S.
The system never suggests a value and never passes a target value to the appraiser as an instruction. It flags orders that tie the assignment or the fee to a value or to closing; the appraiser decides whether to correct, decline or report. No preliminary value, range or comparables go out before the signed report, and no one else alters a completed appraisal.
A purchase contract may be read for facts, but no contract figure appears in the public demonstration. Mandatory reporting and customary-and-reasonable-fee duties stay with the applicable parties.
Not an appraisal management company§§475.611(1)(c), (d), 475.6235, F.S.
Regaldi does not assign, broker or coordinate appraisal orders between clients and appraisers, and does not sit on any panel or select an appraiser for a lender. Lenders and AMCs are the firm’s direct clients through their panels. Loan production staff do not steer selection.
Fixed fees, no referral moneyRESPA §8; USPAP Ethics Rule
Fixed fees for software and services. No payment based on assignment counts, report fees, property values or closings. No referral payments in either direction, and no gifts or other value in exchange for referrals.
Public records are researchQuarry coverage notes, October 14, 2026
The data packet is public-record research for the appraiser’s verification: not an appraisal, title search, survey or inspection. A name match is not proof, and no record found does not mean no record exists. Recorded transfers are not verified as arm’s-length and dates may be month precision. Sales history comes from the appraiser’s own sources; Quarry sale fields are incomplete. Ownership facts are the recorded owner field and its evidence, never a verified chain of title.
Coverage: Miami-Dade parcel facts; permits for unincorporated Miami-Dade and the City of Miami; code and building cases for unincorporated areas; City of Miami recertification per parcel. Other locations use the firm’s own authorized sources. Miami Beach, Hialeah and Coral Gables are not covered. Daily collection does not make every record new; source dates are kept and tax status is unavailable. No MLS connection.
Confidentiality and releaseUSPAP Ethics Rule; §475.629, F.S.; 16 CFR 314.4(f)
Client and borrower information and assignment results are used only for the assignment, kept in the firm’s folder and workfile, and released only on the appraiser’s decision. Verification requests disclose neither the client’s identity nor any value.
Service-provider safeguards are agreed in the firm’s contract under the FTC Safeguards Rule, including oversight and periodic assessment; the standard clause is settled before borrower data is used. Borrower information and its reuse stay subject to the lender’s privacy restrictions.
Files and processingWritten engagement terms
Files stay in the firm’s working folder, and access is limited to the folders and supported accounts agreed for the assignment. Task content passes through Regaldi’s server to the AI provider; current providers include Anthropic and OpenAI. Conversation memory and uploads are stored on Regaldi’s server under written access, retention and deletion terms. Client data is not used for anyone else. No local-only, zero-retention or SOC 2 claim.
Fair housing42 U.S.C. 3605; USPAP Ethics Rule
Drafts describe property and market facts, never the race, religion, national origin, sex, disability or familial status of residents. Human review remains required; there is no automated fair-housing certification or checker.
Calls, texts and emailTCPA; FCC 24-17; §§501.059, 501.616(6), 934.03, F.S.; CAN-SPAM
No automated or AI cold calls. AI calls and automated texts require prior express written consent, with disclosure that the speaker or writer is an AI assistant and not an appraiser. National, Florida and internal do-not-call lists are checked; calls stay within 8 a.m. to 8 p.m. at the recipient’s location and at most three calls in 24 hours on the same subject. Revocation is honored, and recording another person requires every party’s consent.
Service replies stay within the request. Email follows CAN-SPAM; opt-outs are honored within 10 business days, with immediate suppression as the operating policy. Approved business outreach is not a blanket calling or referral-fee exemption, and no distress records enter either track.
Designation and number§475.622, F.S.
Engagement letters, ads and replies the system drafts carry the appraiser’s designation and number. Required trainee and supervisor disclosures and significant-assistance statements remain in the firm’s reports, advertising and engagement documents.
Supervision and records§§475.6221, 475.622(3), 475.623, 475.629, F.S.; rule 61J1-4.010, F.A.C.
Registered trainees work only under the designated supervisor, accept assignments only from that supervisor and are paid through the primary supervisor. At most three trainees per supervisor; required joint inspections continue until competence, including the initial six months and 150 hours. The supervisor verifies trainee work, accepts full responsibility, and signs each trainee-signed report and certification personally. Supervisor eligibility includes three years certified and the required course within four years.
Studio tracks logs, designations, course dates and required statements; it creates no supervisory sign-off and handles no signature. Termination and firm-address notices are tracked within 10 days. The workfile is kept at least five years from report submission, or longer under USPAP and litigation rules, including at least two years after trial. Retention reminders are not a promise that every chat or upload is archived for that period. Complaints, subpoenas and litigation stay with the appraiser and counsel.
