Film transcript

You inspect the home. The work around your inspection should keep moving. Studio turns your notes and photos into PDF and Word report drafts, plus a wind-mitigation worksheet and photo index. Missing evidence stays flagged. You complete and sign the form after personally inspecting the home. Quarry prepares the property packet before a booked visit, with permit records, sources and gaps. County permit history covers two years. Year built and flood zone need separate checks. Regaldi runs twenty-three of forty-two recurring processes, prepares twelve for the licensed professional's decision, and leaves seven with them. Studio, Legate and Quarry support the work. Your team confirms and approves. The inspector owns every finding.

Outgoing work waits for approval. AI calls and automated texts require prior written consent. Referral compensation is out, in either direction. Studio for drafts and worksheets. Quarry for sourced records. Legate for booking, delivery and approved follow-up. The tools around your work. You inspect, decide and sign.

Regaldi keeps the records and paperwork ready for your review.

In short

Regaldi LLC is a Florida software company that gives home inspection companies an AI assistant for buyer, 4-point, roof and wind-mitigation work. Quarry gathers property records before a booked visit, Regaldi Studio turns the inspector’s notes and photos into report drafts and insurance-form worksheets, and Legate handles booking and approved follow-through. Of the 42 recurring processes mapped for a home inspector, Regaldi runs 23 with a person at the company confirming, prepares 12 for the inspector’s decision, and leaves 7 with the inspector or owner, including the on-site inspection, findings and recommendations, signing and releasing the report, and the 4-point, roof and wind-mitigation signatures. Regaldi is not a licensed home inspector. Files stay in the company’s working folder; content read for a task passes through Regaldi’s server to the AI provider, currently Anthropic or OpenAI. Work starts with one workflow and a written scope.

Your observations. A draft ready for your review.

Studio organizes your notes and photos, prepares your report in PDF and editable Word, and flags missing information.

Every finding, reason and recommendation comes from the inspector. Missing observations remain open. The inspector signs and releases the report.

Field voice memos are transcribed and photos are filed by system and room. Photo work is limited to crop, arrows and labels: a condition in an evidentiary photo is never generated, retouched or concealed. No automatic diagnosis, safe-home verdict or unsupported finding.

For OIR-B1-1802 Rev. 04/26, each marked attribute in questions 2 to 9 needs at least one supporting photo or document. Missing proof stays flagged. Only a qualified inspector who personally inspected the structure completes and signs the form. Regaldi never signs.

The licensed inspector certifies condition and remaining useful life on 4-point and roof forms. The insurance agent handles insurability.

A DBPR license lookup alone does not establish wind-mitigation training and examination eligibility; the inspector’s qualification records do. Forms can be filled in the inspector’s own browser with supported computer use, with confirmation before any submission. There is no dedicated PDF-form filler or inspection-software connector. No promise of a premium discount, insurer acceptance, coverage or a fixed form-validity period. §627.711, F.S. · Rule 69O-170.0155

Fictional demonstration data The layout of a property packet. Record IDs are demonstration IDs; event dates and collection dates are separate fields.
Geography
Permits: unincorporated Miami-Dade and City of Miami. County violation coverage applies to unincorporated areas. Other municipalities need separate checks.
Permit history
County issued permits cover a rolling two-year window. City of Miami permits begin in 2014. Older roof history needs the building department.
Missing fields
No year built, flood-zone value or supported roof-permit filter is supplied here. The inspector verifies these separately.
Matching
City permit lists and failed-inspection records may need address verification. They are not reliably joined to the parcel timeline.
Recertification
City of Miami records only. Verify the dated status. A recent collection date does not make an old record current.
Evidence
Stored evidence only; absence of rows does not prove absence of official records.

These are responsibility assignments with setup conditions and human release gates, not 42 integrations, a measured automation share or a measure of time saved. Rows 02, 28 and 29 are conditional and stay in the count, so a company’s activated scope may be smaller. Rows 28 and 29 share one line: Licensed mold assessors only: Studio prepares; assessor decides and signs; no remediation within 12 months or referral payments with remediators. Left off the map on purpose: repairs on inspected homes, inspections of property with an interest, referral payments, fees contingent on findings or closing, wood-destroying organism reports under §482.226, F.S., AI calls and texts to people without prior express written consent, and outreach to owners after a storm or named in public records.

Every finding. Every certification. Every signature. Yours.

Only licensed inspectors inspect. Regaldi prepares the work around their judgment. Home inspection services are a limited visual examination for a written professional opinion (§468.8311(4), F.S.), a company offers them only through licensed inspectors (§468.8318, F.S.), and the wind-mitigation form is signed by a qualified inspector who inspected personally (§627.711(3), F.S.), so the assistant gathers, drafts, checks and delivers.

Regaldi LLC is a Florida software company. It holds no home-inspector or mold license, performs no inspections, signs no forms and gives no opinion on any home.

  1. 12

    On-site inspection Licensed inspector

    §§468.8311(4), 468.8318, F.S.
What the rule places with the professional
Home inspection services are a limited visual examination of readily accessible systems for a written professional opinion of the condition of the home. A company offers them only through licensed inspectors and holds no license itself.
What the system does around it
The system provides the checklist by system and the property packet. The licensed inspector examines the readily accessible systems of the home.
  2. 15

    Findings and recommendations Licensed inspector

    §468.8323(1), F.S.
What the rule places with the professional
The report states what is significantly deficient or near the end of its service life, the reason, and what was not inspected and why. The inspector decides each finding and recommendation; a finding exists only if the inspector recorded it.
What the system does around it
The system checks that every flagged item has a reason and a recommendation. The inspector decides what is significantly deficient or near the end of its life, and what to recommend. No AI diagnosis.
  3. 19

Sign and release the report Licensed inspector

    §468.832(1)(e), F.S.
What the rule places with the professional
Reports are signed in the capacity of a licensed home inspector, and a report the licensee knows to be false is a ground for discipline. The inspector signs and authorizes each release.
What the system does around it
The system holds the final version and the delivery list. The inspector approves, signs and authorizes the release.
  4. 23

4-point and roof certification Licensed inspector

    §627.7011(5), F.S.
What the rule places with the professional
Insurer forms ask the licensed inspector to certify the condition of the roof, electrical, plumbing and HVAC systems and the roof’s remaining useful life. The insurance agent handles insurability.
What the system does around it
The system holds the prepared fields and photos. Condition and remaining useful life are certified by the qualified licensee, who signs.
  5. 25

Wind-mitigation inspection and signature Licensed inspector

    §627.711(3), F.S.
What the rule places with the professional
The qualified inspector inspects the structure personally, not through employees or other persons, and signs the uniform mitigation form. A false form is misconduct and can be a crime.
What the system does around it
The system keeps the worksheet and the evidence index. The qualified inspector inspects personally, completes and signs the form, and the homeowner signs the acknowledgement.
  6. 29

Assessment decision and signature Licensed mold assessor

    §468.8419(1), F.S.
What the rule places with the professional
The licensed assessor states the conclusions and signs.
What the system does around it
Licensed mold assessors only: Studio prepares; assessor decides and signs; no remediation within 12 months or referral payments with remediators.
  7. 36

    Claims and disputes Owner

    §468.832, F.S.
What the rule places with the professional
Complaints, claims and disputes are answered by the owner and the inspector, with the company’s insurer or counsel. Discipline rests with the licensee.
What the system does around it
The system keeps the file, the timeline and the deadlines. The owner and the inspector respond, with the company’s insurer or counsel.

No repairs or repair offers on homes your company inspected. No inspection of a property in which the inspector or company has a financial or transfer interest. No fee contingent on findings or closing, including pay-at-closing terms. No referral compensation to or from realtors or insurance agents, including gifts, rewards, fee shares and paid preferred-vendor placement.

A realtor’s disclosure does not make a prohibited inspector referral payment lawful. RESPA section 8 applies to inspections in financed purchases. Read §468.8311, §468.8319, §468.8323, §627.711, rule 61-30.801 and 12 CFR 1024.14 in full. General information, not legal advice.

Responsibilities and limits

The limits each workflow keeps, by topic. Processes on the map link here.

Inspection, findings and the report§§468.8311(4), 468.8318, 468.8323, F.S.; rule 61-30.801, F.A.C.

A home inspection is a limited visual examination of readily accessible systems for a written professional opinion of the condition of the home. Only licensed inspectors perform it. A company may offer inspections only if everyone who inspects for it is licensed, and the company itself holds no license.

The report covers systems that are significantly deficient or near the end of their service lives, the reasons, and systems present but not inspected with the reason. Studio drafts from the inspector’s own notes and photos and adds no finding. No prediction of future condition and no unsafe roof access.

Insurance forms§§627.711, 627.7011, F.S.; rule 69O-170.0155, F.A.C.

For OIR-B1-1802 Rev. 04/26, each marked attribute in questions 2 to 9 needs at least one supporting photo or document. Missing proof stays flagged. Only a qualified inspector who personally inspected the structure completes and signs the form, and the homeowner signs the acknowledgement. Regaldi never signs.

A DBPR license lookup alone does not establish wind-mitigation training and examination eligibility; the inspector’s qualification records do. The licensed inspector certifies condition and remaining useful life on 4-point and roof forms, and the insurance agent handles insurability. No promise of a premium discount, insurer acceptance, coverage or a fixed form-validity period.

Repairs, interests and fees§468.8319(1)(f), (g), (i), F.S.

No repairs or repair offers on homes your company inspected. No inspection of a property in which the inspector or company has a financial or transfer interest. No fee contingent on findings or closing, including pay-at-closing terms.

When a report recommends further evaluation, a neutral list of licensed trades may be sent on request with nothing received for it. The inspector decides the recommendation and does not perform the repair.

Referral compensation§§468.8319(1)(h), 627.711(6), 489.147(2)(c), F.S.; 12 CFR 1024.14

No referral compensation to or from realtors or insurance agents, including gifts, rewards, fee shares and paid preferred-vendor placement. A realtor’s disclosure does not make a prohibited inspector referral payment lawful, and RESPA section 8 applies to inspections in financed purchases.

Regaldi’s fee is fixed and independent of inspections booked, reports delivered, referrals, findings and closings.

Public recordsQuarry coverage notes, October 14, 2026

Public records provide context. The packet is not an inspection, title search or professional opinion on the home. Stored evidence only; absence of rows does not prove absence of official records. An event date and a collection date are separate fields.

Permits: unincorporated Miami-Dade and the City of Miami. County issued permits cover a rolling two-year window; City of Miami permits begin in 2014. County violation coverage applies to unincorporated areas. No year built, flood-zone value or supported roof-permit filter is supplied here, and city permit lists and failed-inspection records may need address verification. Recertification: City of Miami records only.

Calls, texts and emailTCPA; FCC 24-17; §§501.059, 501.616(6), 934.03, F.S.; CAN-SPAM

AI outbound calls and automated texts require prior express written consent. An inbound inquiry, business listing or existing relationship alone is not that consent. The AI assistant identifies itself as automated and not an inspector. National, Florida and company do-not-call lists are checked; calls stay within 8 a.m. to 8 p.m. at the recipient’s location and no more than three calls in 24 hours on the same subject. Recording requires every party’s consent.

Email uses an accurate sender, the postal address, the required advertising identification and a working opt-out honored within 10 business days. Company approval is separate from recipient consent. No outreach to owners after a storm or to people identified through permit, violation or foreclosure records.

Advertising and reviews§§468.8319(1)(b), 468.832(1)(f), F.S.; 16 CFR 465

Licensed titles only for licensees and claims supported by evidence. Clients write their own reviews: no fabricated or purchased reviews and no rewards for favorable sentiment. Sample materials use real, redacted job evidence.

Delivery and dataWritten engagement terms

The inspector approves, signs and releases reports and forms. They go to the client and to agents, lenders or insurers only on the client’s written instruction. Job records are indexed under the company’s retention plan; no statutory retention period is assumed.

Written processing terms are kept. No local-only processing, zero retention or SOC 2 claim. Screens never expose client or owner data.

These defaults are assumptions for illustration, not measurements of any company. This starting share comes from process counts. Processes take different amounts of time. Adjust it to your work. Form work is counted once, not again inside the inspection allowance.

Estimate

≈ 45.0 modeled hours a week of office and report work

About 18.8% of 240 team hours a week under the comparison assumption. Workload selected for evaluation: about 24.6 hours.

(30 inquiries × 10 min + 15 inspections × 120 min + 20 forms × 30 min) ÷ 60 = 45.0 hours a week; × 54.8% = 24.6 selected for evaluation

An estimate from the assumptions shown, not a measurement of your company or a promise of time saved, staffing reductions, revenue or bookings.
