Keep the job moving. Keep the judgment yours.
Studio and Legate organize the work around your surveys, from the first inquiry to the final job record.
Film transcript
Before the crew arrives, the work has already begun. Every survey needs an organized record. Regaldi puts the work around the survey in order. Studio gathers the documents. Your surveyor decides what they mean. Your AI assistant compares source descriptions, flags missing text in the exported map, and prepares Word and PDF drafts. Boundary decisions and legal descriptions stay with your licensed surveyor. Legate brings notices and follow-ups to your team for review. Filing tasks wait for staff. Every message and submission needs a person to act. Regaldi runs twenty-two of forty-four recurring processes, prepares eleven for the licensed professional's decision, and leaves eleven with them. Studio and Legate carry the administrative work. Your team confirms, approves, or sends.
AI calls and automated texts require prior express written consent. Staff dial prospecting calls. Studio for records and documents. Legate for inquiries and follow-up. Two tools around your work. You direct the fieldwork, resolve the boundary, and review the drawing. The signature and seal stay yours.

In short
Regaldi LLC is a Florida software company that gives land surveying and mapping firms an AI assistant for the work around each survey. Regaldi Studio keeps the job folder and research log, compares source descriptions, checks the text of an exported map PDF and tracks filing dates, and Legate prepares client follow-ups and access notices. Of the 44 recurring processes mapped for a surveying firm, Regaldi runs 22 with a person at the firm confirming, prepares 11 for the licensed professional’s decision, and leaves 11 with the surveyor in responsible charge or the principal, including boundary resolution, measurements, computations, legal descriptions and signing and sealing. Studio computes no coordinates or closures, and Regaldi holds no surveying license. Working files stay in the firm’s folder; task content passes through Regaldi’s server to the AI provider, currently Anthropic or OpenAI. Work starts with one workflow and a written scope.

Records research supports the survey. It does not establish ownership or the absence of other records. Your surveyor decides whether the research is sufficient and how the records affect the boundary.
Missing records stay visible. Reuse of another professional’s work needs the applicable written consent, attribution or rightful possession. Rule 5J-17.052

Studio compares source descriptions and checks the text of your exported map PDF, then prepares Word and PDF drafts for your surveyor’s review.
A text-level review aid. Studio does not compute coordinates, closures, areas or adjustments, validate geometry, decide boundaries or write legal descriptions for conveyance. Your team makes drawing changes in its own software.
A reported omission needs a person to verify it. The list is not a compliance certificate, and nothing on the map is measured.

Legate prepares client follow-ups and access notices. Studio organizes crew calendars, field packets and filing reminders.
Calls: staff dial; the AI assistant calls only with prior express written consent.
- Three items await review and one awaits a staff upload; the opted-out contact stays suppressed and nothing is sent.

Keep sealed maps and reports, calculations, field notes, raw data, documented records research and required insurance notices for at least six years under the firm’s plan. Longer holds and storage if the practice closes remain the firm’s responsibility.
Staff submit the completed certificate copy. Preserve the signed and sealed original. The only permitted change to the submitted copy is the owner’s-name redaction the firm elects.
File organization does not promise six years of Regaldi server storage, and nothing is deleted automatically on a limitation period.

These are administrative responsibility assignments, not 44 integrations, an observed automation rate or a measure of time saved. No computations, boundary decisions, descriptions for conveyance, seals, closing-contingent fees, payments for referrals or AI calls without prior express written consent.
The boundary. The judgment. The seal. Yours.
Your licensed surveyor directs the work, adopts the preparation and alone signs and seals work prepared under their responsible charge. Field and drafting staff work under that responsible charge. Scope, agreement acceptance, claims and counsel decisions sit with the principal.
Regaldi LLC is a Florida software company. It holds no surveying license or certificate of authorization and does not practise surveying and mapping. The AI assistant never calls itself a surveyor. Regaldi never holds or uses the surveyor’s seal or electronic signature, and never alters a sealed file.

Responsibilities and limits
The limits each workflow keeps, by topic. Processes on the map link here.
Responsible charge, descriptions and seals§§472.005(4), (6), 472.025, 472.031, F.S.; Rules 5J-17.052, 5J-17.053(6), 5J-17.062
Boundary decisions, research sufficiency, field work, computations, legal descriptions, certifications and sealing stay with the firm’s licensed surveyors and the staff under their responsible charge. The system gathers, lists, drafts and records; everything it prepares is reviewed and adopted by the surveyor. Preparing descriptions for use in legal instruments of conveyance is surveying.
The system never holds or uses the surveyor’s seal or electronic signature and does not alter a sealed file. Studio computes no coordinates, closures, areas or adjustments, validates no geometry and drives no drafting, field-data or instrument software. The AI assistant never calls itself a surveyor.
Records researchRules 5J-17.052(1)(a)2, (4)(d), 5J-17.053(4)(a)
Records research supports the survey. It does not establish ownership or the absence of other records, and an empty result is not proof that no record exists. Easements and restrictions of record come from the commitment the client or title agent supplies; recorded plats are identified separately. Reuse of another professional’s work needs the applicable written consent, attribution or rightful possession. The surveyor decides whether the research is sufficient.
Field access and safety§472.029, F.S.
Entry for a survey is lawful, but a notice does not authorize damaging or moving improvements without the landowner’s written permission. For agricultural parcels over 160 acres, written notice at least three business days before entry is tracked, and the site’s security and health rules apply. The crew makes site-safety decisions under the firm’s supervision.
Filing dates and the job record§§472.0366(2), 177.071, 177.507, 177.37, F.S.; Rule 5J-17.053(5)
Elevation certificates are submitted within 30 days after completion; staff submit an unaltered copy, and the only permitted change is the owner’s-name redaction the firm elects. Certified corner records are filed within 90 days after the survey is completed, and tidal results under the applicable 90-day duty. For plats and replats the agency gives a written receipt and missing-document notice within seven business days; local and charter-county requirements apply.
Keep sealed maps and reports, calculations, field notes, raw data, documented records research and required insurance notices for at least six years under the firm’s plan. Longer holds and storage if the practice closes remain the firm’s responsibility. Organizing files does not promise six years of Regaldi server storage, and nothing is deleted automatically.
Fees, referrals and public workRule 5J-17.053(2); 12 CFR 1024.14(b); §287.055, F.S.
Survey invoices are payable for the completed work, never only if a closing occurs. Compensation from more than one party on the same project needs disclosure and written agreement. No bribes, commissions, gifts or gratuities to obtain selection, and no settlement-service referral payments; how federal settlement rules reach a particular survey is a question for counsel. Public-sector work follows qualifications-based selection, with no contingent fee for securing an award.
Advertising and titles§§472.031(1)(b), 472.0351(1)(f), F.S.; Rule 5J-17.010(3)
Licensee titles are used only for licensees. Drafted pages, quotes and posts make no claim that creates an unjustified expectation: turnaround is stated as the firm’s practice, never as a promise of a result.
Confidentiality and dataRule 5J-17.053(3)
Client information is confidential. Owner names are used only for the job they belong to, never for outreach lists. Gate codes stay out of messages. Working files stay in the firm’s folder; task content passes through Regaldi’s server to the AI provider, currently Anthropic or OpenAI; conversation memory and uploaded attachments are stored on Regaldi’s server under written terms. One firm’s surveys are never used for another firm. No SOC 2 or similar claim.
